PROPERTY DAMAGE PROTECTION AGREEMENT

 


This Property Damage Waiver Protection Agreement (“Agreement”) is entered into between Zelloo Brokerage Inc. (“Zelloo”) and the undersigned Guest(s) (“Guest”).



1. Scope of Covered Damages – What the Waiver Covers

The Property Damage Waiver (“Waiver”) provides protection for accidental and unintentional damage to the rental property that occurs during the Guest’s stay and within the coverage period selected.



Accidental Damage During the Stay
Protection applies only to unintentional and incidental damage caused by the Guest or anyone authorized to occupy the property during the stay. Examples include:


  • Broken dishes, glasses, or décor items
  • Minor furniture damage (scratches, loose legs, accidental breakage)
  • Accidental spills on rugs or upholstery
  • Damage from normal, non-negligent use of appliances or household items
  • Minor wall damage such as small dents or marks


Coverage Up to the Selected Limit ($2,000)
Zelloo will waive the Guest’s responsibility for qualifying accidental damage up to $2,000, will apply to stays not exceeding 7 nights. This limit applies per reservation and covers repair or replacement costs only for items belonging to the property.



Replaces the Need for a Refundable Security Deposit
By purchasing the Waiver, Guests are not required to pay a traditional security deposit.
The Waiver provides an alternative method of protection for accidental damages, simplifying check-in and reducing upfront costs for the Guest.



Coverage for Routine Accidental Incidents
The Waiver is designed to handle everyday accidents that can reasonably occur during travel, reducing stress for Guests while ensuring the Property is protected.



Coverage for Multiple Accidental Incidents
If multiple accidental incidents occur, they are all eligible up to the combined total of the $2,000 coverage limit.

Coverage is limited to $2,000 per reservation.

 

2. Waiver Coverage Options & Fees

If the Guest elects to purchase the Waiver, the following non-refundable coverage options are available:

  • $65 — Accidental damage coverage up to $2,000 for 7 Nights
  • $100 — Accidental damage coverage up to $2,000 for 14 Nights
  • Coverage applies only to accidental damages occurring during the Guest’s stay and within the purchased coverage timeframe.



3. Exclusions — What the Waiver Does Not Cover

The Waiver does not cover: Intentional acts, misuse, abuse, or negligence and damage resulting from violations of House Rules, including:

  • Unauthorized pets
  • Smoking or vaping inside the property
  • Parties, events, or excessive noise
  • Exceeding maximum occupancy
  • Tampering with security devices or safety equipment
  • Pet damage if pets are not expressly authorized
  • Damage to or loss of Guest’s personal items
  • Unreported damage, or damage discovered after checkout
  • Damage exceeding the $2,000 coverage limit
  • If any House Rule is violated, the Waiver becomes void, and the Guest is fully responsible for all resulting damages, regardless of amount.


4. Compliance With House Rules — Condition of Coverage

The validity of this Waiver is expressly conditioned on the Guest’s full compliance with all House Rules listed on the booking platform and included in the property listing. Any violation of the House Rules automatically voids the Waiver, and Zelloo may charge the Guest for all damages, costs, or losses without limitation.



5. Guest Reporting Requirement

To qualify for Waiver coverage:

  • Guest must report all accidental damage to Zelloo immediately and no later than the checkout date.
  • Zelloo reserves the right to inspect, verify, and assess all reported damage.
  • Failure to report damage prior to checkout voids the Waiver for that incident.


6. Damage Liability Beyond Coverage

If damages: exceed the $2,000 coverage limit, fall within the Exclusions (Section 3), or occur in connection with a House Rule violation, the Guest remains fully financially responsible for all repair or replacement costs.


7. Governing Law

This Agreement is governed by the laws of the State of Nevada, and any disputes shall be brought exclusively in a court of competent jurisdiction in Clark County, Nevada.



8. Acceptance of Agreement

By clicking “Agree”, “Pay”, the Guest acknowledges and agrees that: You have read and accepted this Agreement The Waiver fee is non-refundable, regardless of whether damage occurs Coverage applies only to accidental damage and only if all House Rules are followed Zelloo may charge the Guest for all damages not covered under this Waiver. This Agreement becomes binding upon payment and acceptance.
